The brief
Mr & Mrs H had been living in Australia for over 15 years. As the family had grown over time, the thought of their children not spending as much time with their grandparents along with missing the rest of the family in the UK was certainly on their mind!
They came to a decision to find a second home in Cornwall, where they would be able to explore the glorious Cornish coast while spending time with their family. As the property would be empty for the majority of the year, they also wanted somewhere that would create a great holiday let investment, with the potential to let all year around. The property itself had to have some character, something unique and attractive, as well as having some land for the little ones to explore! The idea of land which would have potential for yurts, teepees and glamping in future would also be an advantage – for future events and rental opportunities.

How Buying Agent Partnership helped
After the client had instructed Buying Agent Partnership to act on their behalf via Zoom. Our Devon & Cornwall expert, began shortlisting in the key areas. We then reached out to contacts within the industry in these key towns and villages. We also made it a priority to make contact with vendors of some off-market opportunities that he had recently found during a previous client’s search. As it turned out, a property that our client had previously seen online and briefly considered before rejecting became a strong favourite, after further inspection and research.
We organised to visit on their behalf as soon as possible – on this particular day, the property had back-to-back viewings nearly all day! We had passed other viewers throughout the day, exploring the neighbouring areas and it was clear how much interest the property had.
We reported back to the client with a range of photographs and videos of the property, the surrounding area and discussed his findings – including both good and bad!
Shortly after viewing, we were informed that the property would be receiving best and final offers just two days later – and that the property would likely achieve above the asking price. No surprise at all, for a beautifully-renovated barn conversion, with several acres of land and located within a minute to the beach!
The happy ending
After carefully and strategically preparing an offer letter for the clients, we included everything that the estate agents would need in preparation for an offer acceptance, as well as a personal letter written directly to the vendor, as to why the clients loved the property.
One chief consideration here was the client’s budget, which meant that we could only offer a small amount over the guide price, when he had been informed that others may offer considerably over. After a day of suspense, we were delighted to hear that the client’s offer was accepted – though not as delighted as they were!
The real happy ending was later finding out that the careful preparation and personal touches that we had added to the client’s offer letter was the main reason the vendor of the property chose to accept the client’s offer, over multiple other higher offers.
